Neighborhood Allies recently created the Centralized Real Estate Accelerator to empower early stage for-profit and non-profit developers and property owners to achieve their vision by growing technical capacity, increasing financial readiness, and building professional networks. The Accelerator works with community organizations and developers that are improving outcomes for low-income residents and communities of color. We support both for-profit and non-profit developers that are revitalizing neighborhoods by investing in commercial, residential, and mixed-use projects. The Accelerator is led by a team of dedicated individuals with the resources, expertise, and connections that can help projects succeed.
Recent interviews with community-based organizations demonstrated that they are increasingly looking to partner with private developers or larger non-profit developers, rather than leading the development process themselves. Such organizations do not have the need or ability to maintain a full time development staff, but need more than a consultant.
We are currently looking to expand the number of professional real estate development consultants within our network to potentially join a project team to provide general and specialized services to our clients.
The scope of the services to be provided by the selected professional are as follows (but not limited to):
Direct Technical Assistance to Community Partners
- Project feasibility evaluation
- Project budget and proforma assistance
- Assistance with intake and application for financing
- Grant application guidance and preparation
- Communication with stakeholders, community groups, state and local government entities
- Identification and assistance with implementation of due diligence items
- Review of 3rd party scope of work and contracts for services such as architects, engineers, surveyors, asbestos, remediation, environmental testing, and construction professionals
- Assistance with other day-to-day development project management tasks
General Project Administration Assistance
- Assist with the preparation of write-ups and evaluations for internal project decision making reviews
- Collection of outcome data based upon established targets for evaluation and reporting purposes
- Participate in regularly scheduled calls to review status of current projects and opportunities
